Understanding housing market dynamics: a comprehensive study of housing and neighborhoods

Korte inhoud:In this dissertation, I study housing market dynamics in Belgium and the United States across four chapters. The first chapter uses confidential administrative data on Belgian households and their place of residents to construct moving chains. I identify new construction in Belgium and estimate how many homes on the secondary housing market are cleared for new occupation as a result of these moving chains. I study the consequences of housing supply constraints for these chains and for residential movements of high-income households. The second chapter provides a comprehensive overview of gentrification in Flanders, Belgium. Using both confidential administrative data and publicly available data, I collect stylized facts on how gentrification functions in Flanders. I provide evidence of increased outward mobility of incumbent renters in gentrifying neighborhoods. I finally show that gentrification is associated with several heterogenous long-term outcomes of residents. The third chapter analyzes American households' valuations of their own property using a comprehensive nationally representative 2001-2019 American Housing Survey. We study whether or not American households overestimate the value of their home and use regression methods to find the drivers of such errors, including household characteristics and (local) market conditions. The last chapter assesses the impact of the COVID-19 pandemic on Flemish households using the Great Corona Survey. We study how the pandemic has affected housing inequalities between Flemish tenants and homeowners in terms of housing affordability, security and adequacy.
